Privacy Policy

What we collect

When you ask for a home valuation or contact us, you give us your name, phone number, email address, the property address, your timeline, and the reason you're thinking of selling. If you tick a consent box, we record that, when, and the exact wording you agreed to. The texts box and the market-updates box are separate, and each is recorded on its own.

Our website host and our email provider handle this information to run the site and deliver your messages, and keep standard technical logs while doing so (IP address, browser, pages viewed, time). We run no advertising or analytics trackers of our own. One third party collects data under its own policy when you use this site: Google, through the reCAPTCHA form protection described under Spam protection below, which may set Google's _GRECAPTCHA and NID cookies. If that ever changes, this policy will say so first.

If you arrived from a postcard, email, or link with tracking codes in the address bar, we record which one so we know what reached you.

How we use it

To answer your request: Annette prepares your valuation personally and reaches you by phone or email. With your consent we may also text you.

To keep in touch as a past or prospective client: occasional market updates, check-ins, and mailings. You can stop any of these at any time.

To meet our legal duties as a licensed brokerage, including record-keeping the California Department of Real Estate requires.

Text messages

We text only people who agreed to it on this site or in writing. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. Consent to texts is not a condition of buying or selling with us.

Who we share it with

We do not sell or share your personal information for advertising, and we never have.

Our website host and the email service that delivers your request to us handle it to provide that service. Each is governed by its own privacy policy and data-processing terms, published on its own site.

Our own records. We keep your information in a client-relationship system that we operate ourselves; that is not sharing, it is us.

Google, when you submit a form, because our forms are checked for automated abuse. Google sets its own terms for what it does with that data, so it is described separately under Spam protection below.

When a transaction requires it: escrow, title, lenders, inspectors, and other parties to your sale or purchase, as you direct.

When the law requires it, or to protect our rights or someone's safety.

Spam protection

Our forms use Google reCAPTCHA to tell real people apart from automated submissions. When you submit a form, reCAPTCHA collects information about your device and how you interacted with the page, and sends it to Google. Google returns a score, and we use that score to decide whether to accept the submission.

We receive only the score, not the information reCAPTCHA collected, and we do not add it to your contact record. When a submission is refused, our system logs the score and Google's reason code so we can tell a real problem from a wave of automated traffic. That log line is not linked to your name, email, or phone number, and it is not part of any file we keep about you. Google's use of the data it collects is governed by its own Privacy Policy (policies.google.com/privacy) and Terms of Service (policies.google.com/terms).

We use this only to block automated abuse of our forms. We do not use it for advertising, and nothing we receive from it would let us build a profile of you.

Do Not Track

Some browsers send a "Do Not Track" signal. This site does not change what it does in response to that signal, because we do not track you across other websites in the first place. The only third party that collects data under its own policy when you use this site is Google, through reCAPTCHA, as described above; how Google handles a Do Not Track signal is set by Google.

How long we keep it

Inquiry details stay in our records while we work with you and for a reasonable time after, so we can pick up where we left off. Transaction files are kept for at least three years after closing, as California real estate law requires.

Your rights

California residents may ask us what personal information we hold about them, ask us to correct it, ask us to delete it (unless the law requires us to keep it), and ask that we not sell or share it. We don't sell or share it, but you may still tell us.

To make a request, contact us using the details below. We'll confirm it's you, usually by replying to the email or phone number we have on file, and respond within the time the law allows. We will never treat you differently for making a request.

You may name someone to make a request for you; we'll ask for proof that you authorized them.

Children

This site is for adults. We do not knowingly collect information from anyone under 16.

Changes

If we change this policy, we'll post the new version here with a new effective date.
